Through our extensive knowledge of planning requirements, building regulations, structural engineering and building construction, we produce clear, accurate and detailed construction drawings.

Design +

PRELIMINARIES

Initial project consultation includes a site inspection and assessment, preparation of preliminary information including property reports, authority checks, coordination of land surveying and relevant existing conditions drawings if required.

CONCEPTUAL DESIGN

At conceptual design, high emphasis is to given to fully understand a clients needs, requirements and aspirations. During a design brief meeting, the project proposal is discussed in detail, with consideration for site, aesthetics, space, budget, and practicality. Sketching and hand drawn concepts are produced to convey ideas, visualise options if required and determine and refine the desired project intention.

Develop +

DESIGN DEVELOPMENT DRAWINGS

This stage encompasses the development of a refined design concept to produce computer aided drawings including floor plans, elevations, site planning and 3 dimensional renderings. These drawings are produced using our Autodesk Revit building information modelling software and will form the basis for the next stage of drawing. Clients can visualise their project in 3D perspective to gain a greater understanding of varying elements, from material choices to aesthetics, proportions, siting and levels of the building.

TOWN PLANNING

Should a planning permit be required, architectural drawings documenting site plan, floor plans, elevations, overshadowing, overlooking, earthworks and area analysis are prepared. We assist in the coordination of planning consultancy, arborist, landscape design and bushfire reports where applicable.

BUILDING PERMIT

Our working drawings provide the technical information required in order to gain a building permit. We prepare dimensioned detailed floor plans, site set out plan, elevations, sectional drawings, roof plans, window and door schedules, lighting layout plans in compliance with Australian standards and relevant building regulations.

Recommendation, liaison and co-ordination with external consultants will include structural engineer design, geotechnical testing, energy efficiency rating and bushfire reports. Co-ordination and submission of documentation to a building surveyor for building permit approval.

DETAILED CONSTRUCTION DRAWINGS AND SPECIFICATION

For a complete service we can prepare further detailed documentation that would include electrical power layout plans, heating and cooling layouts, joinery design and interior construction drawings, a written specification outlining internal and external materials, finishes and scope of work.
